Fictional routine unit turn

## Is this unit ready for inspection?

Check the records to find what is still missing.

What do the sample records establish? The work and budget are approvedThe vendor reports flooring completeThe walkthrough owner has access to the unitThe team recorded its final quality signoff

If approval is absent

### Confirm the approved work.

The property manager confirms approval. This example authorizes no spending.

If flooring is still open

### Resolve the unfinished work.

Owner: vendor coordinator. Keep the task visible until the completion record arrives.

If the work is done but access is missing

### The walkthrough still cannot happen.

Owner: site coordinator. Confirm the key or approved access arrangement with the walkthrough owner.

If access is ready but signoff is absent

### Keep final inspection open.

Owner: the team's walkthrough lead. Vendor completion cannot substitute for the team's quality signoff.

When all four records are present

### The sample unit is inspected and ready.

Leasing and occupancy remain separate. A readiness record does not establish a tenant or recovered rent.

## Vacant-unit turn workflow

- A defined timeline from key return to inspected readiness.
- A routine-turn template with assigned staff and vendor handoffs.
- Visible budget approval, dependency and missed-visit exceptions.
- A readiness definition that requires your team's quality signoff.
- A report separating physical work, coordination delay and time spent awaiting a tenant.

Pricing

## Start with the published US$7,500 audit

The published two-week AI Opportunity Audit (US$7,500 fixed) inventories the workflow, puts numbers on what it costs you today and returns a 90-day roadmap. It is credited toward the build if you proceed. A pilot build of one workflow on your data is published at US$25,000 to US$60,000 fixed, with the conditions for stopping the pilot agreed in writing before we start. The audit covers the portfolio, turn types and systems included. Property software, inspections, vendor labor and additional properties are separate.

### Routine turns this can help

- Routine turns recur across a regional portfolio.
- A property operations owner can coordinate staff and vendors.
- You can distinguish inspected readiness from successful leasing.
- The buyer owns the vacancy cost or has an agreed owner-funded improvement scope.

### Not included

- Emergency dispatch, major rehabilitation or tenant eligibility decisions.
- Authority to spend owner funds, hire vendors or approve safety conditions.
- Guaranteed occupancy or rent recovery.

## Preparing your turn process

1. ### Find the avoidable waits

Review recent routine turns and separate physical repairs from approval delays, missed handoffs and leasing conditions.

2. ### Set up a shared process

Configure stages and responsibility in your current property tools, using the spending and approval rules your team supplies.

3. ### Check actual readiness

Require human quality signoff and compare similar turns. Unknown timestamps remain unknown rather than becoming assumed savings.

50+ hours a week

Our own agency runs on agents we built: daily industry scanning and a weekly Meta ads review that creates owned tasks, saving the team 50+ hours a week. The published case shows how we build, review and keep improving them.

Our own marketing operation, not a multifamily operator. It shows how we build and review workflow agents, not a result in your industry.

## Discuss your project

In 30 minutes, walk through recent delays and determine whether a portfolio-sized workflow project addresses the actual constraint.

Ask about your unit delays

## Unit-turn questions

Why start with a paid audit?

Because the value depends on your data, systems and volume, and none of that is visible from a form. The two-week audit puts real numbers on the workflow before anyone commits to a build, and its fee is credited if you proceed.

We already have maintenance software. What changes?

The first option is to configure and use its existing turn features more consistently. We focus on ownership, approvals and reliable status. A custom connection is considered only when an important handoff cannot be handled within the current tools.

What if the units are ready but not leasing?

That is a different constraint. Ready-to-lease vacancy should not be counted as a repair or coordination delay. The scope needs to reflect whether the problem is work completion, demand, pricing or another factor.

Does this make sense for a third-party property manager?

It can, but the economic benefit must belong to the buyer or have owner funding. A manager does not automatically receive all rent preserved by a faster turn. We clarify that before sizing the project.
